Why Should You Rent Through CPM?

It is important to note that Complete Property Management has been providing top quality residential and business premises for rent for the past 10 years in the Blackpool area. We offer an outstanding service for this region and feel that no other property management company understands the market in this area as well as we do, only offering well maintained secure properties.

Our aim for tenants is relatively simple; we want to find the ideal property for you to rent for whatever purpose you need. Outlined below is a simple walkthrough of how we will deal with your enquiry to rent a property through CPM. We also list our fees which we feel are the most fairest of fees in the area and there are no hidden fees throughout the tenancy unlike many of our competitors.

Step One – Applying for a Property – Paying A Holding Deposit & Agency Fees

At CPM, we advertise our properties both locally and nationally and we receive a large number of enquiries for many properties we seek to let. As such, once you have spotted a property you are interested in renting, we ask you to contact us and complete a written application form, this can be found under the ‘apply for a viewing’ tab on our homepage.

It is important to note here that some landlords do apply restrictions on who they will let out their properties too. Typically these restrictions may include students, the self-employed, people in receipt of housing benefit and smokers. If any restrictions apply to a property, we will let you know before a planned viewing takes place.

If you are not subject to any of the restrictions in place, then it is now a good time to come and view the property. We will accompany you to ensure you see all aspects of the property and to answer any questions you may have about it. We’re hopeful that at this point, you’ll decide you want to proceed with the tenancy.

We will then start the checks relevant and also come up with a planned date when the tenancy agreement will start, which gives the tenant plenty of time to sort out any issues linked to the move.
Once we have this initial date sorted, we ask you to pay a one of administration fee of normally £75.00 per adult, for the preparing of tenancy and documentation, and basic checks, if the tenancy is not successful we will , refund you the £75.00 we cannot refund if you decide after applying not to take the property.

Some properties/landlords require a full reference/credit check by a third party to be carried out, if this is the case we will inform you before the viewing and the charge for this would be an extra £50.00 per tenant. If a 3rd party reference/credit check fails but we could continue the application if a guarantor is introduced an extra £50 per guarantor would be charged, if the full reference/credit check fails we cannot refund this, however we will refund our £75.00 admin fee.

Step Two – Obtaining References

Once the first step of the tenancy is complete, the next stage is for CPM to obtain references about the prospective tenant in addition to the information that you have provided as part of your application.

At this point we usually seek references from your previous landlord, your employer and another person as a character reference. We may also carry out a credit search on tenants using an accredited credit referencing agency, as above.

If we or the landlord decide that a guarantor is require before we can agree a tenancy agreement, then we will also seek to find a guarantor for the tenant at this juncture, an extra fee would normally apply as above.

Once all references and guarantors (if required) have been received and approved, then if all parties are happy, the tenancy agreement can be signed and the occupation date confirmed.

Step Three – The Tenancy Deposit

Many tenants fall foul of landlords who do not adhere to the 2004 Housing Act, which stated that landlords are not allowed to retain a tenants deposit. Instead, any deposit must be placed in a insurance-based or custodial-based scheme.

These third parties hold the deposit and issue a certificate stating that they have received it, this is supplied to the tenant upon receipt of the payment.

The key issue with the tenancy deposit, which is usually the same price as a month’s rent, is that it has to be completed within 30 days of the tenancy agreement start date. CPM can provide you with any further assistance on this if required.

At the end of the tenancy agreement, if there is a dispute between the tenant and landlord over an issue regarding the deposit then they have ten days to resolve the matter. If no resolution is reached, then the chosen deposit scheme will offer them use of their Alternative Dispute Resolution process, the decision of which is final, cannot be appealed through the courts and is legally binding.

Step Four – Checking In

Once all the references have been dealt with and the tenancy deposit confirmed, we will pass on details of the key service providers for your accommodation for gas, electric, water, telephone and council tax and ask that you transfer these into your name. One of our team at CPM is happy to help tenants with this if help is required.

You are now free to move in on the agreed date, which is the date the tenancy agreement comes into effect.

Step Five – Payment of Rent & Tenants Insurance

Usually rent is paid in advance and is taken from your bank account directly by standing order, although tenants can ask for alternative arrangements which may be agreeable to the landlord or CPM.

It is also important to consider taking out insurance at this point. Your personal belongings are not covered by the landlords insurance and if you damage property of furniture, you could lose your deposit to pay for repairs.
